Ballpark Village Phase 2

The St. Louis Cardinals and The Cordish Companies celebrated a major milestone today of the $260 million expansion of Ballpark Village with the opening of the Class-A Office Tower - The PwC Pennant Building - marking the first building to open within the second phase. Anchored by PwC, a global network of firms delivering assurance, tax and consulting and longtime major employer in downtown St. Louis, The PwC Pennant Building opens as the first new construction office building built in downtown St. Louis in more than a generation.Ā

The PwC Pennant Building is part of a dynamic plan by the Cardinals and The Cordish Companies to transform the existing Ballpark Village dining and entertainment district into a vibrant 24/7 downtown neighborhood for St. Louis. The PwC Pennant Building kicks off a series of openings in the neighborhood over the next several months adding 700,000 square feet of dining, entertainment, hotel, residential, retail and lifestyle amenities to downtown. Once complete, the second phase expansion will complete a full build-out of Clark Street, transforming it into one of the most exciting streets in all of professional sports.Ā 

Located at the corner of Walnut and 8th Streets, The PwC Pennant Building anchors the west end of Cardinal Way, the new street that is emerging through the new neighborhood from 8th Street to Broadway. The 11-story office tower, designed jointly by HKS Architects and TAO + LEE Associates, Inc. and constructed by PARIC Corporation, features street level retail space, modern office amenities and more than 460 structured parking spaces. In addition, PwC's space includes a private rooftop deck providing incredible views of Busch Stadium, downtown St. Louis and the Gateway Arch.Ā 

The Cardinals and The Cordish Companies are also pleased to announce that FOX Sports Midwest will move its business offices to The PwC Pennant Building, joining anchor tenant PwC and investment banking firm ButcherJoseph. FOX Sports Midwest, the television home of the Cardinals and St. Louis Blues, is one of the most watched regional sports networks in the nation. FOX Sports Midwest's primary studio is inside the existing first phase of Ballpark Village. A second studio will be built in the new office space, which will increase the network's production capacity.

The new Ballpark Village neighborhood will also include an upscale hotel, Live! by Loews - St. Louis, opening Q1 2020, and a 29-story luxury residential tower, One Cardinal Way, opening Q2 2020, as well as a three-story retail pavilion overlooking the new plaza. The second phase expansion is adding 75,000 square feet new of dining, entertainment, retail and lifestyle space including Onelife Fitness, Sports & Social St. Louis, Davio's Northern Italian Steakhouse and Baseballism and will join a strong lineup of dining, entertainment and retail concepts at the existing Ballpark Village including Cardinals Nation, FOX Sports Midwest Live!, Budweiser Brew House, PBR St. Louis, the Crown Room, Prairie Farms Dugout, Tengo Sed, Shark Bar, Drunken Fish, The Fudgery, the Bud Shop and the Majestic Store.

The 700,000 square foot second phase of Ballpark Village is quickly rising next to Busch Stadium and existing first phase dining and entertainment district, transforming the area into a vibrant 24/7 new neighborhood for downtown. The neighborhood welcomed its first office tenants - PricewaterhouseCoopers (PwC) and ButcherJoseph - into The PwC Pennant Building last week, marking two significant milestones as the first building to open within Ballpark Village's expansion and the first new-construction Class A office tower in downtown St. Louis in over 30 years. A state-of-the art health and fitness center, Onelife Fitness, will open the first of the year within the three-story retail pavilion. Sports & Social - St. Louis will anchor the base of the three-story retail pavilion overlooking the new infield plaza and Busch Stadium, and provide a family-friendly environment for people of all ages to enjoy. Sports & Social is a powerhouse concept located in and around professional sports stadiums around the country including at the front doors of the Atlanta Braves' SunTrust Park and in the heart of the Arlington Entertainment District between the Texas Rangers' Globe Life Park, forthcoming Globe Life Field, and the Dallas Cowboys' AT&T Stadium.Ā 

The 9,000 square foot venue will serve up a full dining and beverage menu and offer guests great sports viewing with state-of-the-art AV technology, a wide variety of interactive social games such as duck pin bowling, ping pong, shuffle puck, darts, skeeball and foosball, and live music several nights a week. In the heart of the new neighborhood, Sports & Social - St. Louis will have ample seating inside and out, including two indoor bars, as well as an indoor/outdoor bar that flows into an outdoor patio overlooking the plaza.

Davio's Northern Italian Steakhouse is an upscale restaurant which originated in Boston and features regional Northern Italian cuisine with a focus on the grill. Chef/Owner Steve DiFillippo takes pride in hospitality and has been a mainstay in Boston and beyond for more than 30 years.Ā 

Davio's Northern Italian Steakhouse features an extensive wine list and menu items that range from Prime Brandt beef steaks to handmade pasta creations using the finest ingredients. Davio's currently has 12 locations around the country including Boston, Philadelphia, Manhattan, Atlanta and Irvine, California. Next year, Davio's Northern Italian Steakhouse will open in St. Louis across from the front door of Busch Stadium at the base of the Live! by Loews hotel building.Ā

The St. Louis Cardinals and The Cordish Companies are currently underway with the construction of a $260 million 700,000 square foot second phase expansion of Ballpark Village. The development includes the construction of One Cardinal Way, a 29-story luxury high-rise residential tower, a ten-story Class-A office building anchored by PriceWaterhouseCoopers (PwC), the construction of an upscale Live! By Loews Hotel, the development of a three-story spectacular glass retail pavilion that will be anchored by the 31,000 square foot Onelife Fitness, a nationally recognized, state-of-the-art health and fitness club, and the development of additional street level retail, dining and entertainment.

Ballpark Village's second phase will complete the full build-out of Clark Street, transforming it into one of the most unique city streets in all of major league sports. The expansion will create a vibrant 24/7 urban neighborhood for downtown St. Louis.

The ten-story Class A-Office building anchored by PwC, which will be the first "new construction" office building built in downtown St. Louis since 1989, will sit at the corner of 8th Street and Cardinal Way, a new street that will run through Ballpark Village between 8th and Broadway.

Phase II also features a signature three-story glass retail pavilion that will include both the two story Onelife Fitness, and additional dining and retail amenities to support the new office, residents and visitors to the project.

The second phase of Ballpark Village stands to create 1,500 construction jobs and more than 1,000 permanent new jobs when it opens. More than 1,000 permanent new jobs were created as part of the first phase of Ballpark Village that opened in 2014.

The construction of Ballpark Village represents the next step in the Cardinals' vision for downtown St. Louis that began with the opening of the new $411 million privately-financed Busch Stadium in 2006. The second phase project will bring the team's total investment in new construction in downtown St. Louis to well over $750 million since 2005.
